Boise is located in Ada County Idaho and includes other cities such as Eagle, Meridian, Star and Kuna. The average home price in July 2006 in Ada County was $279,391. The average home price in July 2007 has increased only 0.5% to $280,819.
Even though the average home price has only increased 0.5%, the number of days a home is on the market before it has an accepted offer has increased by 200% over the last year. The average number of days to sell your home in Ada County, including Boise Idaho is 51 days. Then after the 51 day period you typically have another 30 days before your buyer closes on your home. This adds up to an average home selling time of 81 days or approximately 3 months.

COEUR D’ALENE — Real estate agents in northern Idaho say home buyers in the region are being offered an array of incentives because of an unfavorable market for sellers.
Bonnie Allan, with Century 21 John Beutler and Associates, says sellers are more willing to help out with closing costs, especially with houses under $200,000.
Kelly Hanson, with GMAC Realty, says some Idaho residents are having a hard time saving money, so people who really want to sell their home are pricing competitively.
Boise, Idaho — Apartment rental rates in the Treasure Valley are going up.
Those are the findings of a recent survey done by a California research firm. Realfacts Inc. found the average cost of renting increased from last year in all 20 major western cities. They believe there’s one main reason for the rental spike.
Apartment complexes in Boise aren’t hard to come by, but what may be hard is finding a vacancy.
“A lot of times we have people on waiting lists for two to three months,” said Sonny Hart, the apartment manager for River Walk.
The now leasing sign hangs outside the River Walk apartment complex all year long, but Hart says he only has two units available right now.
“There are 75 units here, and usually we are 98 to 100 percent occupied all the time,” he said.
That high occupancy rate is the main reason rent for apartments in Boise has increased 3.7 percent over last year. A recently released survey found on average, tenants are paying $730 a month. At River Walk, their prices are right on par, between $550 and $975 depending on the unit.
